RGS understands that the process of building a home is something that traditional homebuyers often don’t get to see. However, we not only walk our clients through the entire build process, we encourage their participation. Our goal is to provide every client with an exceptional custom home experience. Here is our process:
Home Building Process Initial Consultation
This is where we get to learn about the ideas you have for your new home, the area where you would like to build and your budget. You will also get to meet our design team, learn about our building process, and get answers to any questions you may have.
Site Selection For Best Home Building Lot
Site selection is the most important step in the process as it will determine, to a large extent, the size, elevation and facing of your custom home. We will not only share with you the information you need to purchase the best buildable lot, but we will provide a thorough walk-thru and complete analysis of the land. We will point out any special features that the lot provides as well as any pitfalls to avoid.
Feasibility Study
Once you have selected the site for your new home, a feasibility study will be ordered. The study will provide a complete report on the topography and characteristics of the land such as any easements or restrictions, and designated wetlands conservation areas that may limit the building or improvement on specific areas of the land.
Custom Home Design
Typically we work with clients that have an architectural design team who will play an instrumental role in turning your ideas into the custom home of your dreams. Once you have your plans, we will discuss the home style, dimensions, floor plans, layout and any special features you want the home to have within your budget. We encourage clients to provide their designer with as much detailed information as possible including photos, sketches and copies of any floor plans they like.
Design Review
Once you have your plans, your new custom home is coming to life right before your eyes. This is where you will see your new home on paper for the first time. You will have the opportunity to review the plans with us to verify it has everything you want in your custom home. We can discuss any changes you would like to make to the plans or layout and the best way to handle any modifications.
Cost Estimate For Your Custom Home
Once any plan revisions have been accepted and approved, RGS will provide a guaranteed not-to-exceed cost to build your custom home. This guaranteed cost is based on the final plans and includes an itemized list of the homes features. If you decide that you would like to make some additions to the plan or modify it to reduce the cost, we will re-estimate the bid with a revised guaranteed cost. With a guaranteed cost, you have peace of mind knowing that you will not receive surprise hidden costs added to the bill during construction.
Building Contract Signing
Your dream of a custom home is getting closer to reality. All that is left for you to do is sign the construction contract and provide RGS with a 5% earnest deposit. We will schedule a construction start date and submit all required paperwork and documents to your lender. If you need assistance with obtaining construction financing or a mortgage, we will gladly provide you with a list of lenders.
Permits and Site Preparation
Once the contracts are signed and we have a loan commitment from the lender, things start to move rather quickly. We will work with county and local building departments to obtain the required permits as expeditiously as possible. Then we clear and grade the land to prepare the site for the construction of your new custom home.
New Home Construction
Here is where your home starts to take shape from the fittings and foundations, concrete block, electrical and plumbing to the interior drywall and finishing and roofing to painting and landscaping. Every construction detail is carefully planned and installed according to a defined schedule. You will have direct contact with the builder for status updates on our progress. You are also welcome to visit the build site during construction. For your safety, you will need to check-in with Kyle & Rob who will always close by or on site during construction.
Third Party Home Inspections
Building codes and local ordinances require homes under construction to be inspected at periodic intervals by local building inspectors to ensure it is being constructed according to code. RGS strictly adheres to all building code requirements. It is our responsibility to ensure your custom home passes all required building inspections.
Custom Home Walk-Thru
The day you have anxiously been waiting for has finally arrived. Have a good look around, make sure everything is in its place, appliances are in working order and make a note if something needs our attention.
